IU Sophomore Housing: When Students Sign Leases

Most IU students try to sign next year's lease before their second semester starts, and some sign a month into the school year, per a June 2024 Indiana Daily Student guide.

IU sophomore housing gets decided early. Most IU students try to sign a lease for the next school year before their second semester starts, and some sign about a month into the school year. IU Housing's windows for staying on campus open in November and January. Brady Hawk, who leads our private, student-led tours of Bloomington, says students choose "when you don't even have friends yet."

When do IU students sign leases for sophomore year?

Most IU students try to sign leases for sophomore year before their second semester begins, and some sign as early as a month into the school year. That comes from a June 2024 Indiana Daily Student housing guide.

On IU's official calendar, fall 2026 classes began August 24 and spring 2027 classes begin January 11. For this year's freshmen, that puts most signing between late September 2026 and January 11, 2027.

Waiting has a cost. The same IDS guide says rent climbs "the closer it gets to the next school year." A March 2026 IDS guide says places that are affordable and close to campus "will go quickly."

Two facts shape the timing:

  • Leases run a full year. IU's Office of Student Life says Bloomington leases are almost always for a full year, so a sophomore lease usually covers the following summer too.
  • There is no cancellation period. Indiana law gives none, so a student is bound the moment they sign.

Have the housing talk by mid-September of freshman year, before the first friends start signing. For which neighborhoods students end up in, read off-campus life in Bloomington.

Can IU students stay on campus for sophomore year?

Yes, IU students can apply to stay on campus for sophomore year if they live in IU housing as freshmen. IU Housing's returning students page says applicants must currently live on campus, and some areas and room types are reserved for current residents.

The page listed these steps in October 2026, without a year:

  1. November 2 to December 4: keep the same space. Students in a qualifying space get an email invitation. Qualifying spaces include the Campus View, Third and Union, Tulip Tree and University East apartments, Union Street Center, and Wells, Willkie/Mason, Ashton, Eigenmann and Wright.
  2. January 19 to February 19: apply for a new space. Everyone else completes the renewal selection application, and can build a roommate group for multi-room spaces.
  3. February 22: get a timeslot. IU emails each applicant a selection time. Spaces go first come, first served, and each applicant makes one selection.

Check the dates in the housing portal before planning around them.

Two rules help the budget. Returning residents don't have to buy an IU Dining meal plan. A student who signs a housing contract has 48 hours to cancel without a financial penalty.

IU's Northeast neighborhood, the Campus View and Tulip Tree apartments, is for second-year through graduate students (IU residence centers). For first-year halls and 2026-27 rates, see IU dorms for freshmen.

Can a group of friends rent a house together in Bloomington?

Yes, a group of IU friends can rent a house together in Bloomington, up to the city's occupancy limit for that address, typically three adults in a single-family zone. The City of Bloomington says a multi-dwelling zone may allow up to five adults, and some houses are grandfathered for more than three.

The city enforces the limit. When the city confirms over-occupancy, its page says "tenants will have to move out" until the house is back at its limit. IU's off-campus living page adds that violations can bring fines.

Check the number before anyone signs:

  • Read the occupancy permit. Every Bloomington rental needs a current permit from the city's Housing and Neighborhood Development office (HAND), posted inside the unit. It lists the bedrooms and how many unrelated people may legally live there (HAND renters page).
  • Ask the landlord and HAND. IU tells students to confirm the number with both before signing.
  • Sign together. IU's leasing FAQs say a student who signs alone can end up responsible for the entire lease if the others back out.

In most leases, each tenant owes the full rent if one roommate doesn't pay, according to IU. Pick roommates with that in mind.

What should we check before an IU student signs a Bloomington lease?

Before an IU student signs a Bloomington lease, check six things: a free lease review, the unit's city file, the exact unit, any automatic renewal clause, parking and utilities. Each comes from IU's Signing a Lease page unless noted. Indiana gives no cancellation period, so the lease binds the student the moment they sign.

  • A free lease analysis. IU Student Legal Services reviews leases for IU Bloomington students at no charge. Book it before signing.
  • The unit's city file. HAND keeps a file on every Bloomington rental, with past complaints and maintenance problems. To read it before signing, file a public records request.
  • The exact unit. IU says to inspect the house or apartment before signing, and calls a lease on a model or an unbuilt unit risky.
  • Automatic renewal. Some leases renew for the same term unless the tenant gives notice by a set date. Find that date, or ask to strike the clause.
  • Parking. IU says never assume parking comes with the lease. A Neighborhood Parking Zone permit costs $25 from Bloomington City Hall, as of October 2026.
  • Utilities. Most leases leave out gas, electricity, water and internet. If the lease is silent, the tenant usually pays.

IU Housing's advice for students heading off campus is plain: "Don't be pressured into signing something you're unsure about."

After move-in, local law requires a joint inspection with the landlord within 10 days of moving in. Photograph every flaw.

What does a current IU student say about choosing sophomore housing?

A current IU student, Brady Hawk, says students choose sophomore housing "when you don't even have friends yet," and calls it "a really weird scene." Brady is our Campus Lead in Bloomington. What he told us:

  • The market is tight. "It's a very limited housing market here."
  • The ideal place comes later. Most students don't have their ideal apartment or house figured out until junior year.
  • It was new to him too. Brady says he had "no clue how the housing works" when he got to IU.
  • Fraternity members have another path. They can move into the chapter house in the spring of freshman year and stay until junior year. Brady says most students don't hear about that move until about halfway through their first fall, and "it just jumps up on you."

IU Housing's renewal windows open in November and January. By late fall, a Bloomington freshman may be weighing a lease, an IU Housing renewal and, for fraternity members, a chapter house. Talk through all three before anyone signs.

Frequently asked questions

What happens if a parent co-signs an IU student's lease?

A parent who co-signs an IU student's lease becomes a guarantor, and IU's Office of Student Life says both the student and the guarantor are liable for the lease. If neither pays, the landlord can sue both. A student with little or no credit history may be asked to pay rent in advance, for example through January on a lease that starts in August, IU says.

Can an IU student sublet a Bloomington apartment for the summer?

Yes, an IU student can sublet a Bloomington apartment for the summer with the landlord's permission. IU's Office of Student Life says most leases require that permission and usually a fee, and the student stays liable for rent and damage. Rent runs through summer unless the lease says otherwise. IU Student Legal Services can prepare the sublease, and IU Classifieds carries sublet posts.

What if my student changes their mind after signing a lease?

If your student changes their mind after signing a Bloomington lease, they are still bound by it, because Indiana law has no cancellation period. IU's leasing FAQs say subleasing or negotiating a buyout with the landlord may reduce the cost. Otherwise, IU says, the landlord can probably enforce the lease in court. Students who share a lease should all sign at the same time.

When is the IDS Housing Fair?

The IDS Housing Fair runs every semester at the Indiana Memorial Union, and the spring 2026 fair was February 18, 10 a.m. to 4 p.m., in the IMU's Alumni Hall, for 2026-27 housing. The Indiana Daily Student runs it, and local housing companies come to meet IU students. Check the IDS events listing for the next date.
