UT Knoxville Off-Campus Housing After Freshman Year
Most UT Knoxville students move off campus after freshman year, into apartments on the Strip or houses in Fort Sanders, and leases for August often get signed the fall before.
UT Knoxville off-campus housing is where most students end up after freshman year: 73% of UT undergraduates lived off campus or commuted in fall 2025. The main options are apartments on the Strip, rented houses in Fort Sanders, and chapter houses on Greek row. Grant Thornham, who leads our private, student-led tours of Knoxville, lives on the Strip himself.
Where do UT Knoxville students live after freshman year?
UT Knoxville students live after freshman year in three main places: apartments on the Strip, houses in Fort Sanders, and fraternity and sorority houses.
Freshman year is settled for you. UT requires single first-year students to live in a residence hall unless they commute from a parent's or guardian's home nearby, according to the 2026-27 Housing Agreement. In fall 2025, 90% of first-years lived in college housing. After that year, most students leave. The halls, rates and room selection are in our guide to UT Knoxville dorms for freshmen.
- Sophomores: Grant says students start moving off campus sophomore year, often into the apartments "right on like our main street, which is borderline campus." That main street is Cumberland Avenue, the Strip.
- Juniors and seniors: they move into "a bigger house situation," in Grant's words, in the houses "tucked behind the apartments."
- Greek members: chapter houses at Fraternity Park and Sorority Village. A first-year student can't live in one, and most chapters with a house expect new members or officers to live in.
Grant's own pick is the Strip, where he lives now. "This strip is a good idea for nightlife and apartments, apartment living," he says. Half Barrel and Cool Beans are among its bars, and Tennessee's legal drinking age is 21. The houses and their costs are in our guide to Greek life and rush at UT Knoxville.
What is Fort Sanders, and why do UT students rent there?
Fort Sanders is the historic neighborhood where many UT students rent houses close to campus. It has carried "a reputation for UT student housing" since the mid-20th century, according to the Knoxville History Project.
The neighborhood is older than the student rentals. The Knoxville History Project describes it as "once farmland, later a battlefield," built up after the Civil War and once incorporated separately as West Knoxville. The Confederate assault on the fort itself came on November 29, 1863. The project's walking route through Fort Sanders runs along Clinch Avenue, 17th Street and Laurel Avenue.
Grant describes junior and senior housing as "a bigger house situation," in houses "tucked behind the apartments" on the Strip. On OpenStreetMap, the Fort Sanders residential area starts at Cumberland Avenue and runs about half a mile north, so most of it is a short walk from the Strip.
A family touring UT can see the Strip and the edge of Fort Sanders on the same walk, since both sit on city streets beside campus.
When do UT Knoxville students sign leases for next year?
UT Knoxville students often sign leases for next year in the fall, close to a year before they move in.
In September 2023, a freshman told The Daily Beacon, UT's student paper, "you have to have a lease signed by October for something that doesn't start until August." The same article described tiered pricing at some complexes: once a set number of people sign at one price, that tier closes and the next one costs more. A year earlier, students camped overnight outside apartment complexes to get a lease, and a panel the paper cited reported a nearly 50% rise in rents over several years.
What that means for a freshman family, as of the 2023 report:
- Start the search in early fall of freshman year.
- Ask each complex how its pricing tiers work and when the next tier opens.
- Read the whole lease. A chapter house contract is "binding, just like a residence hall contract or a lease," per Sorority & Fraternity Life.
UT's Off-Campus Student Living office runs its listings through a partnership with Apartments.com, so that is the place to start. The dates to plan a Knoxville trip around are in our UT Knoxville visit dates post.
How far are the Strip and Fort Sanders from UT's campus?
The Strip and Fort Sanders sit right on the edge of UT's campus. The Strip is the stretch of Cumberland Avenue "running along the UT campus," as UT Libraries' encyclopedia, Volopedia, puts it. The Fort Sanders residential area on OpenStreetMap begins right at Cumberland Avenue.
That closeness is the point. Grant calls the Strip apartments "borderline campus." The city rebuilt Cumberland Avenue from Alcoa Highway to just west of 16th Street, with planted medians, new sidewalks and crosswalks. Our guide to the Strip in Knoxville covers parking and getting home at night.
Two other distances help a family picture a week:
- Fraternity row sits behind the rec center by the river. Grant puts it at "probably a 10-minute walk" from the Student Union.
- Market Square, the center of downtown, is "at least a mile walk" from the Union, in Grant's words, so plan to drive or ride there. Our post on things to do in Knoxville covers downtown.
Living on the Strip or in Fort Sanders puts class, food and friends within a few blocks.
To see the apartments, the houses behind them and Greek row in one walk, book a private tour with a current UT student: $150 for your family, 60 to 90 minutes.
Frequently asked questions
Do UT Knoxville freshmen have to live on campus?
Yes, UT Knoxville freshmen have to live on campus unless they commute from a parent's or guardian's home within the radius UT sets. The rule is in the 2026-27 Housing Agreement, and students who qualify file a residency exemption request. In fall 2025, 90% of first-year students lived in college housing, according to UT's Common Data Set.
How much does on-campus housing cost at UT Knoxville?
On-campus housing at UT Knoxville costs $9,572 for the 2026-27 year, plus $5,166 for meals, for a total of $14,738. Those are UT's own figures in its 2025-26 Common Data Set. Off-campus rent depends on the building and the number of roommates, and it changes every leasing season.
Can a UT freshman live in a fraternity or sorority house?
No, a UT freshman can't live in a fraternity or sorority house. Sorority & Fraternity Life says first-year students "are not allowed to move into a fraternity or sorority house for any reason." From sophomore year, members can, and a chapter house contract is billed through MyUTK and binds like a lease.
Where can UT students search for off-campus housing?
UT students can search for off-campus housing through UT's Off-Campus Student Living office, which partners with Apartments.com for its property search. In September 2023 UT also hosted an off-campus housing fair, The Daily Beacon reported. Check the office's page for this year's fair before planning around one.
